If it is a factor, and say for example much of the tenant base is in the service industry, then have this discussion with the seller and ensure the risk is reflected in your purchase price.

Based on our clients experience Evolve doesn't do a great job with optimizing pricing, providing a good guest experience (reflecting into negative reviews), and aren't a complete hands-off experience for the investor - if that is what you're looking for. 

If you're looking at commercial properties, you can realistically expect a 6% cap, though many of the listings/offerings state 7%- these often reflect inflated income projections and understated expenses.

Some sell only the home with PM services a la carte, some throw in six months free, others might have you sign a year-long contract; there are no hard rules.Brie Schmidt has a great site, though it is hampered by a relatively small number of reviewed firms (you see the same few companies over and over), and the vast majority of reviews are all amazingly positive (which may or may not accurately reflect the "whole picture.")

Consistently seeking below-market deals might limit your opportunities, as sellers might prefer to deal with investors who offer more competitive prices.Strategic Purchase Price: You might consider a balanced approach where you purchase the land at a fair market value, reflecting both its current worth and potential for appreciation.
