I say that all for 2 reasons: (1) see how you really feel after you have received and paid a mortgage payment again a time or two, that will test your comfort zone without risk. (2) by doing just that alone, odd's are you will be profiting quite a lot, between the new interest being earned and the tax break for the mortgage interest.It's easy to think you will be ok, but when the money is out riding on a deal, I have seen many people come loose at the seams with worry.

You want to run your business like a business.If you have to collect a few checks in your personal name so be it but like Mike said, there are tax concerns.I'm not an accountant but that money will be taxed differently than if you received that money from your corporation AFTER expenses (stamps, paper,envelops, bandit signs, advertising, gas, business cards, seminars, etc.)are paid.Amerilawyer.com offers the benefit of reduced online pricing as well as legal counsel.

Offer a 4% commission(unless you already are)then create text message with pictures and sound of you describing the house in an up beat voice(see youtube.com for how to instruction or pm me)then send out a big blast to all other real estate professionals brokers, agents, investors, mortgage brokers, etc...This is a marketing trick I learned in NYC during my times as a party promoters.

I have used several different versions, but currently am using Nitro PDF Reader wich allows me to add in my signatures, initials, dates & other text, then save it as a flattened PDF so nobody else can tell that it is an electronic signature.@ Jason Scott - I have not tried it as I do not typically ever make offers on HUD properties, however, I am sure there is a way to scan in a blue ink version of your signatures/initials and then attach them in color to your PDF doc. - Worth a try I guess.
