The 1st quarter (Scottsdale, AZ market) is pretty easy to fill but the balance of the year is more difficult.We have had luck with furnished rentals in the corporate world, one furnished house (Gilbert, AZ) I was able to keep the same corporate tenant for over 3 years.The other aspect is getting the 2/3rds vote is not always easy in an HOA so you may have hope.

Say it's a 5k material, 10k labor job, normally you'll pay 15k, if a company accepts CCs, it's an automatic 3%, if they accept terms they vary, different rates per month/quarter -- the longer, the more companies get hit, ie if ai offer 6 months, i get 5% hit, 12 months 10%, 24 months, 20%.
