Hi Steve,I ended up passing on this because the property needed more work than I thought it would, and I didn't think the resale prospects would be as quick as I would have wanted them to be. 

Personally, my thinking was looking at it like I was a prospective tenant.

I signed up yesterday to build systems to auto mail my clients, prospects, and properties. 

Then, you would calculate your cashflow from a prospective tenant by taking the annual rents and subtracting the annual cash outflows (mortgage, insurance, property taxes, expected maintenance and vacancy). 

These properties don’t usually get listed but I see them when I am prospecting.  

The prospective tenants should still have to go through your standard tenant screening process and be approved by you.

I want to make it appealing to prospective buyers.
