My thought would be that it is possible but you would need to have very clean chain of documentation so that the progression from primary to rental and the associated expenses flow the same way.

So I see this isn't the route to go unless I want the progressive gain.

If the deal includes rehabbing, don't accept just pictures for the work but have the contractor shoot you a video as it progresses.  

Ask him if it would be okay if you reached out to him every so often to run your progress by him and if he can correct the course and at the same time hold you accountable.Don't think of it as an interview, but more as a conversation.Good luck!

You have SFR but that market is overheated so now you understand tenants and paying rent so the natural progression is small balance apartment complexes.

I will still serve the legal notice for them to Pay Rent or Quit at the appropriate time, but depending on how the move out plan is progressing may not need to take it to the attorney or to the courts.Evictions are a part of this business.
