Definitely more work & communications than a long term tenant and you have to furnish the place of course. 

To overcome this, consider widening your search to surrounding areas, exploring different property types like condos or townhomes, networking extensively with local real estate professionals, and thinking outside the conventional options, such as renovating older houses or adding accessory dwelling units (ADUs) on your family's property.

You can gut it when you are ready to sell.. that's my take... others might do it differently if this was a flip of course..Here is what I did with my situation.

Also, I use professional underwriting and follow regulations and best practices.

Some are a little more aggressive and are 75 bps higher than conventional, but never 1-1.5%.This is assuming we're talking 30-year fixed, of course.

If they had told you this when you bought the property you could have adjusted your course to accommodate establishing an investment intent rather than the fix n flip intent.

My question is: what books, seminars, or courses would you recommend for a college student that is just getting started in the real estate investing world. 

The $10k wasn't the issue (though it's a lot of money), it was the now-or-never nature of how I was required to decide, sign their contract, and pay--no trial run, no sample materials of the course--not to mention they have zero mentors physically here in Michigan and don't plan to.I, too, live in the Detroit Metro area so it would be great if you could connect me with your RE agent friend.- Joe
