Just search through past posts. 

Work with the city and local brokers to identify the exact product type to meet the housing needs of the area.

For example, if I'm pursuing a highly distressed vacant property and I have a data set that shows me the owner is deceased or 97 years old I know immediately the owner is either deceased or likely deceased and the databases just aren't showing it yet (by law, they have to wait a certain amount of time to post death record) and that I need to zero in on the relatives and associates.

@Davis H Son  Jon included a link to a post I made over the weekend.

So, you if you are not waiting that period you are likely looking at a non secondary market program likely why you are being offered 15 year instead of 30.We do have a non-seasoning at all 30 year product but we do not lend in MS unfortunately.
