In general, the lower grade the property/neighborhood, the more tenant problems you'll have, and the more difficult those problems will be to manage (this isn't ALWAYS true, but it's a solid rule of thumb).Regardless, you'll want a robust tenant screening system, a detailed & well-designed lease, and good systems in-place for managing tenant issues.
