That's an interesting 'momentum' mechanism that they've built into the rule books, we'll see how that plays out.

It's not easy to make wholesale connecting from afar unless you have vetted cash because wholesalers play a hyper-local game and focus on their bread and butter which is local investors who close.

@Peter Castrianni regarding Arrowhead Lakes - be certain which township a particular house is in - the community is split between Tobyhanna and Coolbaugh townships, and Tobyhanna is in the process of getting STR ordinance passed and it is NOT STR friendly. re: non community places are great but you should really be friends with the neighbors (unless 5+ acres)re: commercial zoning, yes, it is great. however, the county is playing around increasing property taxes on ithope that helps  

The rule for most hard money lenders is they loan on the property not the individual, they will usually have a BPO done on the place you are financing to determine its value, you will want a bit of your own money to play with if you go the hard money route.

So, if you are still accelerating toward the ‘first turn’, then a STR might be the play.

Playing music and introducing more red and more bright, vibrant colors will help.The same advice applies to those who live near police stations and prisons.

I was unable to find anything online suggesting any future plans for investment/ revitalization so I wouldn't be counting on an appreciation play. 

The returns will likely be lower too as they're more yield play strategies.
