Looks like you have a great handle on things, but also are adverse to risk, (which is a good thing.) 

I am just trying to be risk adverse here as there are people who have been renting for longer than I have been around and there is always someone looking to take advantage of the system. 

You have to be prepared for adversity in any business.

It will end, "WE" collectively will survive and overcome this, "WE" always have.

This lowers our tenants' security deposit requirements, provides us with a wider potential customer base, saves us from the administrative work of managing security deposits and, in this moment, takes us out of a situation where Governor Murphy's order adversely impacts us.  

The cabinets are in very good condition for their age and I am looking at updating them by possibly repainting or staining.They definitely do have an aged look which will be hard to overcome and I've looked up some ideas online but haven't found cabinets with the same shape.

I think it also helped by disclosing this adverse material fact to the seller prior to closing.
