there is a publication called Scottsman guide.. this will list a lot of the top lenders.keep in mind HML want to see some experience and skin in the game to get decent rates. 

I've narrowed my strategy down to two routes: send mailers out to my county tax delinquent list, or select a neighborhood that is mainly vacant but is fully platted and has some new construction popping up (there is a specific neighborhood I have in mind).

DO NOT go to an attorney with no terms in mind or with terms that have yet to be agreed upon by all partners; this will lead to a back and forth of revisions on the agreement thus costing you the attorney's time. 

I have tried reaching out to several listing agents that say the seller is motivated or that seller financing is available and they either never reply or they have terms that require a large down payment of 20%+.
