Does section 8 is a protected thing like other fair house law? 

Fair enough on a home, but commercial buildings can have a very different cost/reward tradeoff

Fair warning though, the tenant base can be tough and the price point comes with its challenges. 

Plus I honestly don't want to fleece anyone and only want to charge what is fair to return it to how nice it was before the tenancy

ask her to go get one of her own and maintain it herself.

It's in a fairly desirable area of KC so I had to pay a little premium for it, but it depends on what your goals are and where you want to live.
