I'm currently looking to expand my network in New Hampshire and the Portland Maine area.

Their main motivation is worry about being sandwiched in by towering new home construction. 

Business the right way.You could reach out to the wholesalers share with them you appreciate them marketing your property because the main goal is to sell the property but the way they are going about it is unprofessional and violating Florida laws.

I assumed the same rent range and only slightly more than $40k, mainly because of an allowance for windows. 

I suspect this house would be more in the $6K range for a basic unit that is large enough.So, what I did instead, was put window units in the main living room and one in each bedroom.  

The kitchen doesn't have requirements unless there's WC clearance issues because residents don't cook or use the kitchen.Are you going to run the business too or just modify the home for that purpose and sell it?

I'll round the numbers for the purpose of this discussion but basically we paid $440k for the property and have a planned reno budget of $100k.

Are there any restrictions and risks of renting a SFH for business plus residence purpose?

My feeling was that any and all of them would be better than working with a larger firm where SOLO401s are not a main focus. 

Noise would  be your main issue with up and down flats where the floor is timber , wood panels or anything not solid.
