This is a 2-Family House. 1 is a Main unit that has 3 Bed and 1 Full bath, 1/2 bath. 2nd Unit is just a small Studio Apartment.

I've listened to many of the podcasts, which was the main reason I joined, but I've also started using the actual site and blog as resources, which inspired me to say hello.My family has been involved in real estate for quite some time.

Not the best investment for positive cash flow but it is mainly for our enjoyment so the extra rental money is a plus.

They have to be less than an hour from the main business district is.  2. 6-10% ROI.    3.

I have 3 main questions that I'm hoping some of the pro's here can help me out with.1.

Anyone know any areas that seem to be on an upswing like the short north and German Village were a few years back?  

I really would like to secure this deal but i'm running into issues.. 1) I bought a 2 Fam 8 months ago (main residence) so my mortgage broker said i'm maxed out.

I'm in the process of setting up my company, which includes but is not limited to: Locating HMLsChoosing my main farm areaConnecting with wholesalers, lawyers, contractors and REI friendly RealtorsCreating a solid marketing planLocating local REI meetingsPutting together an LLCAside from all of that, I'm reading, reading, reading!

The main drag is I think,  big services companies and the hipsters/artists wanting to live and work in downtown.
