The list of items will probably cost me $15k and take more than 40 days to arrange given that I have a full time W2.

Yes, There are some shorter time frames on 1031 exchange you have to use a seasoned 1031 company. 

Often times the individual has long since recovered from what caused the derogatory in the first place--i.e. job loss, divorce etc.

Better areas/better assets are still pulling strong rental rates with quick turnover time between tenants. 

Worst case, open the 2nd app for the video at the same time.

It sounds like an ideal moment to either plow some more money into savings or seek private funding.Perhaps if you find a modest flip you can infuse cash into your system in a hurry and build your network at the same time?
