Keep your interest aligned. 

The property is in foreclosure, but the home owner is still interested in trying to salvage whats left of their credit & not lose the property.

The almost x-husband got upset and refused to believe it when I told him he was still on the lease regardless if he left 6 months ago!! 

Additionally, there are other opportunities I refer to as fail safes which can include DST's and TICs both of which, assuming you align yourself with the correct person or company, will often provide a better rate of return than you can receive yourself.

For placement in your kitchen (left to right), I would consider: Interior left wall - refrigerator, counter; Exterior back wall - counter with dishwasher below, sink with garbage disposal and window above, counter, range with range hood, counter, exterior door; Exterior left wall - electrical panel, shallow depth pantry cabinets and perhaps a shallow depth counter with another window above or a space for a small dining table here.

I am sure there was - but even at a significant discount - two of three units (not including the owner occupied unit) would not yield enough rent for it to CF after I left.

I just had one go to "highest and best" and left it alone.
