Their kids aren't coming back home to run a small Self storage location. 

(A lowered loud drift car and mod-ish clothing will not get you anything but KID thoughts....)If you want to be a Successful Businessman--look like the local businessmen look when they are 'Networking.

In other words, firms get experience because all the do are oddball cases or they do enough vanilla cases that, statistically, the oddball cases come up.And, no offense, but the kid of a lawyer doesn't have the working knowledge of a law firm's business practices. 

My CPA is also having us set up an s-Corp for additional write offs such as paying our kids to help with things in the RE and consulting business, putting our vehicles in the Corp name, etc. we’re putting our multi families in an LLC which will be managed by the s Corp and our primary in a trust.

Currently own rentals on the eastern shore in Salisbury MD, but interested in exploring other areas in MD as well.  

If mom and dad pay the bills while their 19-year-old lives with them and goes to college, I still run a credit/criminal on the kid to ensure he's not a drug dealer, sex offender, or whatever.

Otherwise, I'd explore renting those rooms out to others.As it turns out, I'm actually from, and currently live in Glastonbury, so I'm very aware of what the market is like here.

My partner and I are exploring the concept of stealing the idea of raising capital for syndications and such and using it for our smaller scale residential investments, gaining some experience in how that works, what it looks like to raise capital, and just adding to our experience and track record.Now, while offsetting DTI is great, there comes a point in which it just makes sense to use other people's money and capabilities they have in methods such as equity money partnerships.

I am exploring getting an easement through adjacent properties for access but I am not holding out much hope for that option.
