The only question I have (and it may be a for an attorney) is if the co-mingling of funds would be a liability if a tenant ever sued for some reason?

Financial Situation:- Single professional ($200k / annual salary)- Remote job (can work anywhere / establish permanent address anywhere)- ~$100k savings (between checking, index funds, and small crytpo portfolio)- Grew up in Southern California (I don't intend to invest in CA, but it is the market I am most familiar with so I am really looking for advice on how to confidently branch out to other more affordable markets with better ROI)- Dad is a real estate developer based out of Southwest Colorado (considered stepping into this market, but not familiar with it's ROI compared to other states commonly mentioned here)Goals:- Develop passive income streams to match/exceed current salary (I'm trying to escape 9-5 life ASAP)- I plan to utilize an FHA loan to minimize my down payment on my first property (ideally looking for a 4+ unit building where I would rent the smallest unit for myself and maximize the rent from the larger units).

@Pepper Bradford- thanks - 1) anyone thats bringing in funds for the down payment on a inv purchase will need to be a co borrower and go on the loan / title 2) this isnt anyhting unique or new for traditional lenders 3) many investors will balk at having to provide your lender all their financials / tax returns etc ....maybe you can find some that are OK with this

Go to the city counsel meetings and advocate for your right to own income property and demonstrate your kind responsibility to counter the tide.The cities right outside big metros don't mind STR operators because it brings foot traffic and sales revenue to their cities The mature cities who have been dealing with STR complaints at city council meetings for years and years are searching for a more regulated structure to co-exist inThe trend that should be adopted is STR operators sending seperate Rental Agreements outside of AirBNB and having these Agreements explicitly state "No Parties, No disturbing the peace, etc".
