I am an extremely motivated individual that enjoys challenges.Just flat out, are there too many liability issues to having me tag along and help out that would prevent me from being able to obtain this goal?

Because the industry has been a bit overlooked, there isn't the same demand for mobile home parks as there is for apartment buildings.

I generally send the same letter that I send to individuals except that instead of "Dear James" I'll address it to "Dear 123 Family Trust".

You certainly could get better margins elsewhere but Cambridge is a timeless market and the demand for housing continues increasing.

Really tough as individual utilities would be very expensive.   

There is no family emergency that would prevent a individual from getting away temporarily to have a meal for themselves or attend to their other responsibilities.

Demand is high here (that's an Arvada CO zip code, just north of Wheat Ridge) and you should be able to get a good price even if its not perfect

I have 3 committed individuals so far that are happy to attend.

These two particular individuals did not have the sq footage- for those, what they were being rented for, what the lease terms were for those tenants -NOTHING!!

You will need to find a contract for each individual area you wish to do business in.
