The wiring needs a little work, but is relatively up to date (no knob and tube) and the plumbing, heating and windows are in good shape. 

So even elements that don’t appear damaged can be contaminated.

Our hard costs came out to about $22k/site, including chipseal roads, clubhouse with heated pool, 5k gallon septic system.  

IT/Biotech sector is strong, major universities attract people and companies, and lifestyle (sunny, yet we still have 4 seasons, although summer heat is something to get used to) is favorable as well.

Everyone wants to blame the inspector, but I’m definitely curious to see what they reported regarding the heating system because it’s usually something along the lines of “possible issues, have a professional inspect further” and everyone freaks out saying HE SHOULD HAVE KNOWN

If you'll add any electrical elements to the wall (which you may HAVE to) then you'll need an electrical permit. 

Everyone has different methods, but if I'm getting $3600+/yr I won't spend that on vacancy or repairs aside from a roof or heating/cooling system typically (so check those well before you buy!).
