I have a couple questions, but I guess this is as much a venting post tooQuestions:1) The W9 form has check boxes for C Corp and S Corp.

Perhaps you should (re)join the work force and get (back) in touch with reality.

But now they are forced to make a decision to replace.

Profit in real estate comes from (1) cash flow (2) principal reduction (3) appreciation - forced or market and (4) tax benefits.  

Is the brrrr strategy about forcing apreciation so that you can refinance and  cash out the initial down payment to use for additional properties?  

Have budgeted $10k for forced appreciation.The seller has 2 notes open on the duplex. 

This situation also demonstrates how all parties were forced to abandon their productive efforts (seeking new business ) as they were forced to devote their time into the non-productive time spending in defending their position from the accusations of the aggrieved owner of a defective property.....  

So there is a question, force a new lease signing, offer month to month until the tenant is ready to move out and risk them moving out during what would be a bad time in the owner's estimation to be seeking out a new tenant.
