As a beginner, I assume you will be looking for a decent amount of cash flow on your first deal, so I suggest Raleigh.

The seller (also the landlord in your scenario) will also want to get a security deposit, which is refundable, and typical.In these types of deals, the buyer often doesn't have the cash for the down payment.

I keep seeing posts about HB 24-1098 which severely restricts a landlords ability to evict non paying tenants or restricting folks on rental assistance from the government.  

There are just a few "rules" you have to follow, but it can open the door to many deals that otherwise wouldn't exist. 

Now you need to figure out how to find deals and pay for them.

@Yashar Fred too much trouble dealing with this government program and SAHA particularly yet another example of government waste.

They have been incredible in dealing with my properties across the country and I'm looking to bring some value to them.  

No offense, but if you can't evaluate deals in your own city, why are owners hiring you to manage their assets?

Because dealing with tenants is like an "Arms Race".
