How are flippers purchasing items such as Tile, LVP, Windows, Doors and so on at an extreme discount?

In the span of a couple years properties that were selling for $120-150 a unit are now selling for $150-200+ while rents are capped out and even then A.) won't math out and B.) are too expensive for most to afford anyways.i spend a good deal of time underwriting properties to show clients and routinely i'm looking for deals that have been on market for a couple months or longer so i can chop the purchase price by $200k and somehow get the numbers to work.

Fast forward to maybe 2 to 3 months later and a mutual 3rd party friend who knew both me or my brother and the guy who got the place contacted one of us, not saying why this was but that we could have it for what he paid PLUS 5 grand, which quickly turned into just what he paid and I got the feeling this price was dropping like a rock!

There are many online marketplaces, including BP, where you can post your properties.Aside from selling by owner off the MLS, which offers the greatest flexibility to make a "deal" with an investor, generally it might be best to work with a seasoned investor friendly seller's agent that can guide you through the process and potentially find an investor.
