If you started fresh and had $100k to spend, what would you do and why?

If your current tenant is more than 15% below market, then I recommend terminating their lease and starting fresh with a new tenant at market rate.

For example it says you must apply a fresh coat of paint to the entire property.

Bake in rent increases or add tenants if multi tenant.Hardest part now is financing and equity raise for thin deals. 

Is this something that is spartan related or Alabama related, are there many stories like this with Memphis iits just the rental business by and large that's why you have vacancy factor baked into your proforma's  .. keep in mind you could get a tenant that stays 5 years.. as well.
