Personally I wouldn't take a lower split because they had training, threw in on an advertising budget, offered an assistant, 50 copies a week and free office coffee.But that is just my opinion.

But at that point you are not really designing you are copying others.

I can send you a copy of the most recent email I sent asking for closing costs, I got $10,000 in Closing Costs. 

They are probably going to ask for a CMA, a repair budget and a copy of the contract so they can verify it is actually a good deal.

As for background checks, you can have the applicants do it themselves from a place like Equifax and provide you a copy, and/or use TenantVerification(dot)ca

I copy the format noted in the statute and usually check the applicable boxes of insufficient credit, incomplete or derogatory references, etc.
