Often even without self-sustainability test, these FHA buyers were finding themselves in nicer properties with their portion of the payment being less than rent and they OWNED the property (so they got to enjoy tax benefits, appreciation etc.).

A mortgage broker can help you find lenders who might be open to smaller loans and can guide you through the process.

They are dealing with more lease turnover caused by deaths of residents, high labor expenses for different levels of care (IL / AL / MC), as well as finding employees that want to do this work.

Anyone offering you US debt at 0% is a scam.Anyone offering you a yield of 50% is a scam.There are deals out there but you need to put in the work and find them.

Also willing to check on progress of renovations or give you a second opinion on any home inspection or help you find the subcontractors you need to get things done.

If yes, that is a $100 - $200 hourly rate.Is that a better rate that you make at your W-2 job or do you find that an attractive hourly rate? 

You would be pleasantly surprised what you find and that people are willing to teach and help for little to nothing if you're willing to be humble and offer some value for their time.
