Then they would have control of the furniture wether they want it or not and they can choose to go get their furniture or let it be featured on storage wars when the stuff gets auctioned off for non payment of the rental unit.If they take you to court they can't prove you agreed to pay for the furniture and you can prove you gave them their furniture back.You can also tell them the place that you donated the furniture to never came and picked it up so you moved it to storage.

If it is a small amount you might benefit from doing the mailings in house using the mail merge feature on Word.

I suggest you use seller financing, 100% with a call feature due on sale, you close then you sell sub-2 the note, to your buyer and payoff your note.
