I feel that "program interface" gets in the way since I can see what I what faster and cleaner on my Excel sheets or summary sheets. 

Lots of reasons, actually, such as a faster close with a cash buyer, and some properties are simply only bought by investors, such as apartment complexes.

They make decisions that are much faster and more sensitive to local needs than an alphabet bureaucracy. 

He ignores my points, focuses on the shower & deck, says he won't be pushed around and to go ahead with my attorney because his wife has already filed bankruptcy (my attorney said they see that but don't show that he has filed though) and it was a no-assets case, and he's "struggling as it is, so an attorney isn’t going to make [him] s*** money any faster (especially with bankruptcy)."

When I looked at 4 beds, the purchase prices jumped faster than the rents, so the return went down.My caution to you is to make sure you are comparing apples to apples. 

Right, the BRRRR strategy seems to allow you to pull your money out and also, correct me if I'm wrong, allows you to own the property free and clear much faster?

BRRRR Strategy = Faster accumulation of cash-flowing properties which = Faster financial freedom!
