@Benson Webb In an ideal world we would have tenants pay all utilities and tenants would always pay and everything would go beautifully, and a leprechaun riding a winged unicorn would drop off my paper and bagel every morning, lol.

That includes the greater overhead STRs bring than traditional buy and holds, risk of local legislation in smaller NH towns w/out a precedent on STRs, and the need for researching everything you can about local market conditions/temperament on vacation rentals before making an investment.All that said, it’s been a great ride for me in NH so far and if you can setup the right systems and have an eye for what great vacation rentals look and feel like, it’s a fun niche that can be quite profitable as long as you go in understanding it’s not as passive as what a Boston area long term rental looks like.
