If the work is expected to take less than 180 days, the tenant has an option to return.Owner wants to move in or has a family member who wants to move in. 

I have a tenant that keeps the front door to my 3 family investment property open all the time.

(assuming you don't have a contract, Its unlikely) Make the notice in form of text message, and I suggest you add an family member to the group Text. 

There are a good amount of single family/ residential homes in that area.

BP family, I just purchased a home through seller financing.

I'm agent in  kentucky and california, finding a deal between 7%-10% in single family residential in louisville, Ky is the norm, in california you can expect closer to 3%-4%. 

There are also a couple boarding schools and private schools in the area that bring in wealthier families for visits.
