I don't lend in NY (we do investor loans in most of the country and consumer loans only in FL, but we do nothing in NY), so I don't have a dog in the hunt here, but don't discount other types of loans, including a loan designed specifically for flipping.

You can only get that rent if you include all utilities, which you would never ever want to do. 

This allows DSCR loans to be more adaptable to the market as real estate investing strategies change, including the BRRRR method.

In 100% of the cases I have experienced (including one we are working on as we speak) the roomates leave their crap behind and leave the house in a total mess. 

Investors are looking for a solution including property identification and validation, inspections, renovation and management.

We also have a NO SMOKING of anything inside unit policy including vaping but people will still try to get away with it anyway.

@Michelle P Stafford, Any type of calculation of rent that includes a consideration of what principle they would have paid if they bought it, or corresponds to a payment amount of a loan could be considered an equitable interest in the real estate. 

Depends on factors but a basic response would be, would you still have a decent amount of cash reserved or would be a big down payment leave your account pretty dried out?

So, for example, assumePurchase 80kRehab 20kClosing 5kCarry 10kARV 175kSell commissions/fees 15kWould my taxable profit be 45k (carry costs included) or 55k (carry costs excluded)?
