My question is what would you do in my situation?.

It can become a he said she said situation. 

I tracked the old homeowner, who is in her 90s, at a nursing home facility.

Need some advice I have not been in this specific situation...

With a short sale, the basic explanation of the process is that the homeowner contacts their lender and the lender reviews the homeowner’s specific situation (financials, hardship and reason they are seeking to sell the property, etc.).

If they still owed a balance on a mortgage and have $75k in equity that makes it a whole other situation. 

They do have stricter requirements for listing than some of the smaller platforms, so depending on your situation you may then have to go lower down the list on volume to sites like Equity Mutliple etc.
