I think I need to educate myself on QuickBooks more, honestly - the reason I haven't been using it is because there's too much of it I don't understand, but I know it'll be best for my accountant.

There is also a giant paragraph about how HOA membership is tied to the property ownership and no other methods are available to become a member...but then the Pool Rules go to extreme lengths to single out "occupants", which includes tenants as having no rights to bring guests or use the pool without the owner member being present.

I am feeling more hopeful. we actually have 3 children so our exemptions are even more thankfully. it was on honest mistake, we didn't realize having my name on my mum's house, and then selling all needed to be on the tax return. we came here from england where it's a totally different system!

Just trying to gather some thoughts and figured I wouldn't be the only one with this question on my mind so here it goes..I have two deals under my belt and my feel/opinion lately, compared to last year, is that I have a tiny bit more confidence in the overall market down here in but honestly still have a good bit of above average hesitation when it comes to fully going through with a deal.

@Aaron K.I screen my tenant prospects extremely thoroughly including credit evection job application and background check etc. and that allows me to entertain tenant prospects with marginal credit or past credit issues.
