I've spent way too much time in the 'analysis paralysis' stage, and it's time for me to just execute and be OK with not trying to get everything perfect on my first deal.I'm primarily interested in cash flow, and I intend to be reasonably hands off (I have a full time job, so I don't have a lot of spare time).

As for plan B, I guess they're still counting/betting on the market condition heading up for at least 2 years, plus the high return (given those are executable numbers, just like you said) as a safety net.

This is infinitely repeatable, assuming that you are as good at managing managers and executives as you are direct reports.Working with your brain (which I'd use interchangeably with "White Collar") requires a college degree, and may not necessarily be the best way to get started.
