@Lien Vuong made a good point to get in a smaller SFR (2-4 units) where your tenants would pay your mortgage and you could use the excess money for investing for retirement where your money is constantly working for you (depending the yields from your investments).

If you are in the low tax bracket, it's better to slow down depreciation.Also, if an apartment is a big enough operation, going forward there is a new limitation on excess business loss, the loss realized might not be deductible anyway.

Thanks to a tenant not reporting a leaking toilet her new lease states if more than 30 CCF of water is used in a quarter they're responsible for paying that amount (above 30 CCF) as well as the excess sewer consumption charge.
