The person willing to run such a website for a reasonable fee, would have a large, steady source of income, and the lenders and borrowers would get what each of them wants. 

Does my representative need to be knowledgeable or just able to open the door and let the inspector in? 

I'm brand new to investing (aka no experience, no doors) and have heard on multiple podcasts that short term arbitrage can be an effective way to get started.

The first thing that would be helpful to start doing is to ask yourself what a 'good purchase' is to you.Is it something that cash flows $200 / door / month?

Aside from this, all I would need is a good handyman in the area and most of our properties run themselves.

In Florida you put up a Three Day Notice on the Door or pay a Service Agent to try to get Personal Service.

And be sure to smell behind cabinets-especially kitchen cabinets that don't go all the way to the ceiling (cats sit on cabinets and pee right there), bottom of doors (urine drips down door and runs across the unpainted bottom, it gets absorbed and still smells), any heat/ac vents on the floor or low on the walls (looks like a litter box to cats), thresholds (pee at the door and the pee runs between all the cracks) behind toe strips, baseboards, etc.)

Be very careful with arbitrage - run some searches in these forums and you will see the risks associated with arbitrage
