@Sean Becker I used a very basic post card design I just tried to post the front of it here but don't know if it worked.

@Eric ClifftI love the fact that you are methodically & creatively designing your marketing strategy.Direct mail marketing traditional results dictate that response rates should be higher on a piece addressed to a specific person vs. anything that may resemble junk mail like a general mailing to "resident" or equivalent.However, higher response rates do not necessarily=higher profit.Run a split test on both methods to determine the profitability of each lead, not just response rate.  

He advised me to spend as little time and money on website and graphic design as i can but i informed him i have a sister who is a graphic designer with a background in commercial real estate marketing and a best friend who is a web design genius type. 

If assessed value is a matter of public record that you can access then use your own data base to indicate to you when a property comes on the market, you might need computer programing skills or be able to have someone design such a program for you.

Good Day,I own a web design / hosting company so I do alot of my own web work, including our own online application form.

In building the house we designed the bathroom as a storm shelter. 

We will probably each sit for our licensing exam B4 the end of the year (mine will be a refresh from having earned my brokers designation 30 years ago) and will start fairly slow with available personal capital plus other sources.We would love to hear from other local members (or anyone for that matter) as we ramp up and will enjoy becoming a contributing part of our new investor community.ThanksMatt

Creating a life by design and not by default requires resilience and ingenuity. 

About 2200sq ft is the design I have in mind.

I guess we now just need to figure out how to draft the documents for this arrangement.I also assume that we could somehow designate any maintenance/repairs issues that would typically fall on a landlord to be responsible for would be deducted from the escrow account?
