What are some steps I can take against the seller/owner for this miss representation of the description of the property?  

When I was brand new to wholesaling I met a newly licensed agent at a REIA event and offered to send her all my retail wanting leads (sellers that I couldnt monetize anyway because I was not licensed) and all I wanted from her in exchange was to run comps for me on potential deals.

All I had to do was click on his name and read the description:

I had sold a home across the street a year ago and knew this home fit the same description and would likely have a much larger ARV compared to purchase price.

Take the issues noted in the report and call contractors with the exact description of what you have in the report.

Both need new titles and clean up the descriptions to bullet points
