During the last visit we noticed some damages that were not visible previously. 

There are signs of some water damage. 

It really just depends on the amount of damage.

and amenities provided (i.e. washer/dryer, dishwasher, central air, etc.- Proximity to public transportation to NYC.- Block and neighborhood safety and amenities (can they walk to a grocery store, for example).I don't think you have to limit yourself to "white collar". 

I have a property I am trying to sell and the buyers want to close 6 months from now when they are good and ready to move in and would like to keep their inspection contingency until then in case there is any spring water damage or something else happens between now and then.

Even if you mess everything up, there is only so much damage you're going to do with a light cosmetic flip.

Its a good case for statutory damages and attorney fees.

I had a good tenant and there was some damage that needed to be repaired prior to selling, it was not much of a setback.

One thing to consider is the damage tenants will do to your units moving the appliances.

While installing the new roof, the roofers damaged the chimney.
