Then at that point, once I have income flowing in, find somewhere cheap to live and still continue to pour a great chunk of my income into real estate.

Provide education wrt what goes in the trash vs.

And when an investor does this using 1031 they want to continue to get the benefit of deferred tax and additional income indefinitely.
