My business partner and I have found over and over that we continue to run into real estate people who are great with first impressions and get you charged with assuring you that they can do the job for you only to ride off into the sunset and not deliver, much less communicate that they can't do the job.Makes us crazy!

That score is then added to a running total that's kept through the year.By their third or 9-month inspection, we let them know that if they continue to maintain the high scores through their anniversary date (lease renewal time) they will get to pick an item from a list of gifts as an anniversary gift.

I couldn't agree with you more that as FMVs continue to drop peoples LTVs will adapt accordingly as many more Short Payoffs are completed and slowly help bring down property values.

I have run across the idea of having a bridge loan as a backup to make sure you have the equity to get to closing and then continuing to sell the LLC shares and retire the loan as the shares sell.
