You're also back to predatory dealing.Selling an LLC or interest in a trust work, but may be harder to sell if the deal is `seasoned, most attorneys would advise a buyer not to as they assume pending or contingent liabilities that may develop over time. 

For this deal I am using financing but didn't put in a financing contingency as I was prepared to use cash if necessary. 

So I keep it around $5K-$10K, and plan for as many contingencies as I can.

Take the most reasonable estimate, add in a 10% contingency and calculate how long living at your salary it would take to complete these repairs.
