In addition to the loss of rent due to vacancy, I also have turnover costs for lead paint certification (~$260), cost of marketing materials, time & money spent to clean, paint, repair and prep the unit for new tenancy, showing the unit, holding open houses, making up new tenant handbooks, printing out new appliance manuals that got ruined or lost, etc.

Roy, the non-consumer loan, or commercial nature MAY be seen differently, but the other issues, deeds executed, circumventing foreclosure, insurance loss complications are not eliminated by the nature of the type of lending.
