You may also want to have the person confirm upon arrival and looking at the unit what your expectations are, that they can do the job at the specified price, and that you will not pay for the job until it is completed (assuming you're hiring on a job basis and not hourly).

Based in my initial research, it appears that Washington is in fact the only state in the union which forbids wholesalers to work with owner occupied, but I thought I would reach out to the Bigger Pockets community for confirmation.
