As for underwater, never fully trust info from third party sites.

Hopefully this post makes some sense..Stuff about me:I'm about 75% finished with the BiggerPocket's "The Book On Rental Property Investing" (that blue book) and have listened/read quite a few of the resources on this site.

I am a broker and I only work in Commercial and yet DAILY on these forums I am in AWE at the way some of you interact both on this site as well as out there in the big world!!!

I am still wanting to do real estate investing but now I will have to find another group or something to get the information and group support I need, so if anyone's out there who has these, please let me know by replying to this post and I would be happy to move to another string to talk with people on this site.

It can look complicated, but you're best to find a simple formula just to start with. 

@Fradel Schaechter I started listening to the podcast last week, that's how I found out about this site.

The sellers have done all of the site prep and have paid for building plans that maximize the allowed footprint on the lot.
