If investors (whether they themselves are licensed or not) are able to buy a property quickly, easily, and cheaper (than the MLS price) through us, rather than communicating with multiple parties on submitting offers and waiting on those offers to be reviewed/accepted then potentially renegotiating and starting the process all over again, then I see no reason why we should be looked down upon for doing so.

You have your policies, make sure you communicate them to the tenants and then stick to them.

@Dominic CordaroMost communications are done through writing these days, whether it be text, email social media or direct mail.Which is probably how you're going to initiate conversations with people anyway.I wouldn't worry about a speech pediment.  

I rented on Airbnb for a few months to a lady in her 50's and her guest is a guy in his 30's with no lease or IDs who leave furniture and materials all over the property, changed the locks, and stopped all communication.

Informal verbal communication would not apply. 

I also look at craigslist, auction.com and communicate with a local REI group via MeetUp. 

That way it takes all guilt off of you  You are being upfront, honest and communicated your concerns and needs. 

I had 38 communications, 12 showings and 3 applications, 1 of which wants to purchase it and not rent it.
