You may also consider filing a claim, but it may not be worth it.I recommend you create a one-page guide (for yourself and/or tenants) on how to protect the home during cold snaps.

Offer maybe some profit share or cold call some friends and family.

Do I just cold call them?

For right now I am looking for an opportunity to work under a more experienced investor doing anything useful to them where I could also gain experience such as cold calling or anything necessary.

Chances are the seller could’ve got a verbal offer  for more than what you are willing to pay or he’s getting cold feet all  together.  

you should've taken it off the mls and relisted a lot sooner. price slashes will only make you look desperate. the pictures are making the house look too cold and not bright enough, imho. not a fan of tile in the living area. it just blends with the hole house. also, your bathroom counters look cheap. granite would've made it look better and cost marginally more. you already got enough feedback as is, so I can only wish you to sell this asap, even if you have to break-even or take a small loss. 

Ive been just cold calling those with listings but no luck so far.
