The units are mostly clean and neat and I don’t see any red flags yet.

If the tenant moves out and leaves $1,000 in cleaning and repairs, Rhino reimburses the Landlord or Property Manager and then goes after the renter to collect.These deposit alternatives make it cheaper/easier for tenants to move in while providing the same level of protection to you as an investor.

However, I believe TK offers a cleaning service with there platform. 

#10 is a super clean move-in ready 3/1/1 in my favorite neighborhood in south kansas city.  2nd house using my portfolio lender Arvest.  

This sounds scary but it's just like in the US where you'd have a title company make sure the title is clean before you buy a home.  

and got cocky and lost big on one... freaked me out and cleaned out my bank account, in fact!  

The same enrolled agent also suggests that opening a 'property management' business should allow the deduction of the overhead 'cleanly', but frankly creating a Sch C business with only overhead expenses to support Sch E activities seems to be 1) a HUGE RED FLAG as there is NO INCOME to the business created, and only expenses incurred over SCH E activities only. 

Make sure you don't pay container/dump prices for trash removal (clean outs of household and yard trash).  

For example Seller says property has "clean title" how do i make sure of that and how and what form to use to get this in writing to hold them accountable if they stated wrong or mislead us?

Can just a good cleaning suffice?
