@Chad MilesMake sure to thoroughly investigate whoever you choose for a property manager.

Tell them it has to be from a national bank, so you can go to a local branch to verify, before signing the lease, if you choose.  

And, if you so choose to add, what don't you like/love about it.

Here in Missouri I know some people in my office choose to pay themselves through an LLC (I'm an agent at Keller Williams) but the only ones I know of are also multi-agent groups or people who have broker licenses.  

Although I can afford to move out, I choose to live at home so that I can continue to save and invest.

Why pay the carpenter $80 an hour to drive to the store... sometimes I have to make them haul back the split/wet boards if they aren't careful choosing though.Some of the other smaller hardware suppliers (Talbert is an example) give you a rebate at the end of the year or other prizes like airplane tickets, etc.  

@Fred Heller Do you have a recommendation for a reputable insurance company that'll write policy for a rental property in the Richmond, TX area?

It's a good problem to have, but... it makes choosing a location difficult!
