The main issue that I have with condo's are the high condo fees along with the unpredictable nature of association financial health as there have been so many foreclosures.

The population would have to decrease substantially for rents to go down a lot and that may happen with a major natural disaster or another huge tech bust but for now shortage of land and buildings in desirable areas combined with increasing population will hold up the market.

Tankless systems cost a lot, and require a lot of natural gas volume to support.Each tenant can adjust the temperature and pay for their own gas.

How is that some genious idea when that is the very nature of the foreclosure itself?

Last year I took the Real Estate class but did not get state certified because I realize my passion was on the investment side and I have a great income to start with.

It's natural and healthy.  

Natural grass. an acre of natural grass is like  running a 2 ton air conditioner.

Cabinets are in place, and overall the fixtures are not terrible (maybe have to replace some door handles and things of that nature).

I would send him a certified letter - requiring signature - stating that if not picked up by x date - you will sell for garage sale value and mail a check for the proceeds.

Based on some of the threads on here, it seems like quite a few of those who have tried some sort of direct mailing feel like they either shot an 'air ball' or totally missed something.I would like to know what sort of response rate most of you are getting and the nature and source of the list.It seems the absentee owner list tend to have the worst response rate or has that been your experience?
